Modular Construction & Prefabricated Homes - Frequently Asked Questions

We understand that building a new home is a big decision, and with big decisions come many questions.

That’s why we’ve got the answers to remove the guess work and put your mind at ease…

What is a prefabricated/modular home?

A prefabricated or modular home is built off-site then delivered to your land.

With everything included from exterior finishes through to details like tap ware and cabinetry, a Systembuilt modular home simply needs to be connected to your property’s services and the good life begins.

When will you start building my home?

Approximately 6 months after contract signing.

This is the standard period covering everything from general administration to council approval processes.

How long will it take to build my new home?

Once the above approvals have been received, construction of your home will commence.

From commencement of construction, your home will be complete and ready for delivery in 50 working days – that is our guarantee to you.

Custom designed homes may require additional construction times and any changes to our 50 working day construction guarantee, will be discussed upfront at the time of signing your contract.

Wow! That’s so fast. Why?

Because 35 years of experience means that we can build your home efficiently, without compromising quality.

I’m ready to start the process. What documentation do I need?

You’ll simply need to provide your friendly sales consultant with a copy of your certificate of title, a mud-map showing your proposed home location and orientation in relation to your block layout, plus details of your finance.

What finance details do I need to provide?

We require your unconditional finance approval and confirmation of your bank’s agreed payment terms.

This should be discussed with your bank prior to signing, to ensure progress payments can be made on construction of your transportable home.

So, I’m ready to sign. Do I need to pay a deposit?

A deposit, No.

A Preliminary Services Fee, Yes.

Our Preliminary Services Fee is an in-part, refundable, once-off payment that covers contract administration and all documentation, all plans and elevations, insurance, energy rating reports, soil & contour reports, engineering, plus the entire council planning approval, building certification and development approval process.

All taken care of by us.

We also include a full colour selection process as part of our contract administration process.

What are my payment options?

After the initial Preliminary Services Fee, you are not required to make any further payments until the commencement of construction.

The amount of each progress payment stage must relate to the work completed for the Stage.

The Building Work Contractors Act prohibits a builder from claiming or demanding a progress payment in advance of the work being carried out.

You will be required to make between three (3) and five (5) progress payments relating to stages of construction, which will be outlined in your contract.

A final balance will then be payable upon handover and occupancy of your new home.

You may qualify for a deferred payment option which can also be discussed with your sales consultant prior to signing of your contract with Systembuilt Homes.

Can you deliver a Systembuilt home anywhere?

We deliver our Standard residential designs to most parts of South Australia and Tasmania, and selected designs to Broken Hill, NSW.

Whilst all attempts will be made to transport your home to your preferred location, if there are any uncertainties with your location we can organise a transport inspection prior to any documentation or construction to determine if we can proceed.

We are unable to deliver residential homes outside of South Australia, Tasmania and Broken Hill, NSW.

Contact for more information on office accommodation or multi-purchase residential developments outside of these areas.

Can I only use a Systembuilt Homes design?

No. Whilst our award-winning designs have stood the test of time, we understand that you might want to apply your own personal touch to your new home.

That’s why we’re happy to either tailor a current design to suit your needs, or simply use your own personal home design concept.

  • All home designs are changeable within their current footprint,
  • All room sizes are changeable or internal walls removed to allow open plan,
  • External cladding can be changed – Hardiplank, Colourbond exteriors etc,
  • All internal fittings and fixtures – although we have our standard range – are changeable.

Do I get a warranty with my new home?

Yes. Your Systembuilt transportable home is covered by a 3-month defects liability period and a 5-year warranty on structural components.

So once you move in, all you’ll have to worry about is where to put your furniture.

Is there a cooling off period?

Systembuilt Homes offer a five (5) working day cooling off period.

Once your contract is signed, you have five (5) working days to finalise the payment of your Preliminary Services Fee, prior to us commencing contract administration.

What accreditations do you hold?
